Methodology
How these reports are built
Data sources: Stellar MLS, Real MLS, Georgia MLS, Bright MLS, and Houston MLS (HAR). Pulled via our IDX Broker feed.
Aggregation: Monthly snapshots of active listings at the state level, grouped by county and primary metro area for the cities listed on each state page.
Metrics: Active inventory, new listings, closed sales, median list price, median sale price, median days on market, months-of-supply, list-to-sale price ratio.
Caveats: MLS data excludes unlisted (pocket) sales and most commercial transactions. New-construction figures depend on each MLS's reporting rules — Florida and Texas typically cover the segment well; Pennsylvania under-reports.
