Rates and program terms published on this site are illustrative and subject to change without notice. They are not commitments to lend. Actual pricing is determined at the time of application based on credit, property, occupancy, loan purpose, LTV, reserves, and investor guidelines.

Mortgage calculators on this site (at /calculators) use the standard amortization model and are accurate to within rounding. They do not account for every closing-cost scenario, state-specific fees, or private-mortgage insurance triggers on all products. Use them for directional planning; rely on your formal Loan Estimate for binding figures.
